Our sister company, Pacific Rim Land, Inc. (PRL), is a private real estate investment, development and management company founded in 1990, with offices in Hawaii and Washington. PRL and its affiliates invest in a variety of real estate assets including residential, hotel, retail, and vacant land, primarily in Hawaii and the U.S. West Coast.Pacific Rim Land is searching for a qualified candidate to fill an opening for Construction Manager, working out of our Kihei, Maui, Hawaii office.This position is a full-time position, based out of our Kihei office, and includes an exceptional benefit package, including health benefits, 401(k) and profit sharing, paid vacation/sick/holidays and more.Position Summary: The Construction Manager has experience with new construction, tenant improvement, and civil construction for residential, commercial, hotel, and light industrial projects. This position is responsible for managing multiple projects at once and communicating with our senior management team. The Construction Manager works closely and harmoniously with owners, employees, contractors, subcontractors, vendors, utility companies and local state and federal agencies to ensure work is being completed on schedule and on budget. This position may also supervise other employees.Essential Functions:Coordinate and manage the planning, design, and construction of a variety of real estate projects including subdivisions, commercial buildings, residential buildings, tenant improvements and other.Coordinates development of project documents with appropriate consultants, such as architects, engineers, interior designers, and ownership.Communicates project status with investors, lenders, owners, partners, and staff as appropriate.Successfully manages/directs multiple projects simultaneously, having large budgets with extensive and complex implementation challenges.Achieves success in design-build project manager role, overseeing design, construction, and QA/QC programs.Supervises, coordinates, and manages all phases of assigned construction projects and monitors projects to ensure that the work is being completed on schedule and within budget, including scheduling, construction administration, staffing and construction compliance.Negotiate and document construction contracts and change orders with contractors.Approves payment of invoices received from contractors, vendors, and subcontractors.Manages contractual change order process with contractors.Confirms the adherence to specifications and resolves conflicts.Reviews the contractor's implementation of comprehensive safety plans, hazard analysis, safety meetings, method statements and safe working practices, as required by the Company and regulatory agencies.Creates, analyzes, updates, and certifies various project schedules.Responsible for negotiating with contractors, reviewing, and making recommendations for execution of contracts, ensuring contractors comply with requirements, administering the contract and paying the contractors.Process the permitting of projects.Supervises contractor's jobsite operations.Acts as a Company liaison for projects with contractors, outside consultants, investors, partners, owners, local, state, and federal agencies, consulting engineers, utility companies, subcontractors, and the general public.Education, Experience, and Technical Knowledge Requirements:Bachelor's degree (four year college or technical school) or equivalent experienceFive+ (5) years of experience in general construction and administration required. Some experience with new construction and tenant improvement.Must have computer experience using Microsoft Office (Word, Excel, and Project), and other software as required.Valid Driver's License with clean abstract requiredObtain and maintain CPR, AED, and First Aid certification, OSHA 30 and MUTCD SupervisorWe conform to all the laws, statutes, and regulations concerning equal employment opportunities and affirmative action.
